Victoria has always been a crossroads town. Sitting on the Guadalupe about halfway between Houston, San Antonio, and Corpus Christi, it is big enough to have everything a family needs and small enough that your builder still answers his own phone. We live here, our kids grow up here, and most of our work comes from neighbors who saw what we did down the street.

The housing here runs the whole range. There are the historic homes in the old neighborhoods around De Leon Plaza and along the Moody and Bridge Street corridors, mid-century brick ranches spread across the north side, newer subdivisions out past Sam Houston and Navarro, and true country builds on acreage toward Nursery, Inez, McFaddin, and Bloomington. Modern farmhouse plans and barndominiums have taken over on the land outside town, while in town we do a steady stream of kitchen and bath remodels and additions on homes that have good bones and a bad floor plan.

Building on the Texas Coastal Bend means building for weather. We are inland enough to avoid the worst of the surge but close enough that hurricane season matters — wind-rated roofing and connectors, properly strapped framing, and impact or shuttered glass where it counts. Then there is the Gulf Coast clay, which swells in the spring and shrinks through an August of triple-digit heat, so every slab we pour is engineered for the soil on that particular lot with drainage planned before the first load of fill shows up. Add the humidity and you understand why we are picky about flashing, ventilation, and low-maintenance exteriors like fiber cement, brick, stone, and standing-seam metal.

Victoria County itself gives you real options. You can build minutes from Victoria Mall and Citizens Medical Center, or you can find ten quiet acres out near Coleto Creek Reservoir and Riverside Park where the live oaks and pecans are already grown.
